How much did the average home in Snoqualmie Ridge appreciate in 2016? The average home appreciated 15.2%! The average selling price in 2015 was $574,857 ($215/sqft). In 2016, the average selling price was $662,091 ($244/sqft)

How much is the average price per square foot difference between new construction and re-sale homes? The average price per square foot for new construction sales so far this year is averaging $258.48 for single family homes.  The average price per square foot for re-sales (similar build quality as the new construction) so far this year is $253.39, so roughly a $5.00 price per square foot savings per re-sales.

How much are homes on the Snoqualmie Ridge TPC Golf Course (The Club at Snoqualmie Ridge) selling for? Currently, there are 5 pending golf course homes. The average list price for these properties is $1,222,480, with an average price per square foot of $291. Given that these homes sold so quickly, it is safe to say that these sellers were able to get full ask or more. Looking at actual sold data for golf course homes that have closed in the last 90 days, the average closed price is $989,625 with an average price per square foot of $238. These current pending homes are showing an exciting trend of rapid appreciation for golf course homes.

One thing to keep in mind when looking at price per square foot, is the size of the home. The adage is, the larger the home, the lower the price per square foot. In other words, the smaller the home, the higher price per square foot premium. Home pricing, of course, is much more than calculating price per square foot. Many factors contribute to price.
